Services — Commercial Building / Property Security
We provide a range of consulting services to help commercial
building and property executives/managers make informed decisions in managing
their security risks, while limiting their exposure to "negligent security"
litigation.
With over a quarter century of commercial property security
experience involving office buildings (low and high-rise), shopping centers
and similar properties, we are uniquely qualified to assist clients manage
the security risks to their property, employees, clients and invitees.
Our
consultations, while typically including a security policies and procedures
review (or development if needed), usually address three distinct client
needs:
Businesses that either don't have
but need facility physical security programs or which need enhancements
to their existing programs.
Managers responsible for acquiring
contract security guard services who desire assistance in obtaining quality,
cost-effective services and contracts or in assessing their in-house security
function.
Independent validation of
risk assessments and current security programs efficacy or assessment
of their litigation avoidance practices and measures.
Success Story
A spread-out, one-story commercial office facility requested our assistance
in improving security, but with a requirement that annual security costs
be reduced simultaneously. Analysis revealed that there were three widely
separated entry points to the building. Each was manned between 9:00 AM and
9:00 PM by a receptionist who checked employee identification cards and handled
visitors.
We recommended stand-alone card readers be installed at all three entrances
(two to be monitored by closed circuit television cameras) at an estimated
cost of $37,000. Receptionists were removed from two of the entrances and
reassigned to the secretarial staff, at an estimated annual savings of
over $80,000. The receptionist at the third (main) entrance continued to
handle employee entry problems and visitors, plus any telecom inquiries
from the other two entrances, which she monitored by closed circuit television
(CCTV). Results from this one recommendation: Enhanced security at an estimated
first year savings of approximately $43,000, plus over $80,000 cost reduction
each year thereafter. Assuming at least five years operating life of the
cameras, better
security was obtained along with an estimated $400,000 savings.
Other Examples of Our Work
We helped a division of a Fortune
100 company that was building a new six-story division headquarters building
in a suburban campus environment. We designed an electronic access control
system, along with a complete alarm system for the building, then extended
these security measures to an adjacent building in which our client also
leased two floors.
We helped a property management
client with three separated properties in a metropolitan downtown area develop
a mix of in-house/contract security guards that provided security for all
three buildings.
